I already have a managing agent. Is switching a headache? +
No. We handle the whole transition - requesting files, deposits, certificates and tenant details from your existing agent. You sign one transfer form and we take it from there. Tenants see no disruption.
Do I have to use your contractors? +
Our network is vetted and competitively priced, but if you have a preferred tradesperson you trust, we will work with them too. Any repair over a set threshold gets your approval first.
What happens if a tenant stops paying? +
We have a structured arrears process - immediate contact, formal notice, and court proceedings if required. Rent guarantee insurance is available as an optional add-on for extra peace of mind.
Will I still get to make decisions about my property? +
Absolutely. Rent levels, tenant acceptance on borderline cases, major works, refurbishments - these stay with you. We handle the day-to-day so your time is spent on the decisions that actually matter.
Do you manage HMOs and serviced accommodation? +
Yes. We manage single lets, HMOs, and serviced accommodation units. Each has a slightly different management approach, which we will discuss on the discovery call.
How quickly can you take over? +
Usually within 7 to 14 days from signing the management agreement, depending on how quickly your current agent releases files. Fresh lettings can be onboarded the same week.
